Here’s another “factor” to add to your list: Greedy landlords raising rents yet not repairing or improving the rental. Or how about turning away perspective tenants/applicants that have a section 8 voucher but because section 8 comes with a negative label stereotype because of some bad tenants, or hateful, racist neighbors that make it impossible to reside on the premises.
this is now illegal in LA, but I can see how landlords would be looking for other reasons to hide this prejudice
